Who can live at Creekside?
Creekside is purpose-built for upperclassmen and graduate students who want a turnkey apartment in the middle of an amenity-rich area. For students enrolled at Wake Forest University, Creekside is a proud member of Wake Forest’s Affiliate Housing Program, meaning students may fulfill the University’s six-semester residency requirement by living at Creekside during their junior year.
Is Creekside easily walkable to key places in winston-salem?
Creekside is designed with easy pedestrian access in mind — adjacent to The Grounds just over a pedestrian bridge, less than 5 minutes to sports and concert venues, an easy 10-minute walk to the center of Wake Forest University’s campus, and about 20 minutes to Reynolda Village and Graylyn.
Are there popular student hangouts, like coffee shops or restaurants, near Creekside?
Absolutely: Creekside is part of The Grounds, Winston-Salem’s newest dining, retail, and gathering destination. The Grounds will be home to 8+ restaurants ranging from coffee shops to sandwich spots to sports bars to fine dining, plus experiential retail, fitness, and event spaces too.
Is parking available for residents at Creekside?
Yes, Creekside offers dedicated surface lot parking for our residents. Please ask our leasing team about availability and any associated fees.
When will Creekside open for move-in?
Creekside at The Grounds is planned to welcome its first residents in Fall 2027, aligning with the academic calendar. Construction is underway as part of the broader development of The Grounds, with leasing and move-in details shared well in advance so students can plan with confidence.
When can I officially reserve a spot at Creekside?
We are currently collecting email sign-ups to stay informed. In Spring 2026, Creekside plans to begin leasing units.
What makes Creekside different from other off-campus apartments?
Creekside is the first residential community within The Grounds, the dynamic new mixed-use district adjacent to campus and Winston-Salem’s sports and entertainment venues. Residents will live alongside greenways, restored Silas Creek, future retail and dining, and direct pedestrian connections, creating a campus-adjacent lifestyle that doesn’t currently exist in the market.
Will units come furnished?
Yes. All apartments at Creekside are planned to be fully furnished, making move-in simple and stress-free. Furniture packages are designed specifically for student living, with durability, comfort, and functionality in mind.
How will Creekside keep prospective residents informed as the project progresses?
Students who join the interest list will receive regular updates with new information, floor plan pricing, amenity details, and important leasing milestones. You can also follow us on Instagram at @creeksideatthegrounds for news and updates. Transparency and clear communication are a priority as Creekside moves from construction to leasing to move-in.
What will apartments at Creekside cost?
Pricing for Creekside at The Grounds has not yet been finalized. Rates will be announced closer to the start of leasing.
Creekside is being designed as a premium, purpose-built student living community, with pricing expected to reflect its location, design, and access to campus, nearby sports and entertainment venues, and, of course, The Grounds.

What types of apartments are available?
Creekside offers a range of fully furnished floor plans, including 1-, 2-, 3-, and 4-bedroom options, with each bedroom including a private bathroom.
What’s included in the apartments?
Units are fully furnished and designed for both comfort and functionality, with modern finishes and student-focused layouts.
What amenities will be available?
Residents will have access to:

How close is Creekside to Wake Forest’s campus?
Creekside is located adjacent to campus with walkable access via new pedestrian connections and greenways.
Will Creekside be on the Wake Forest shuttle system?
Yes, Creekside and The Grounds will have stops on the Wake Line.

Is parking available for residents at Creekside?
Yes, Creekside offers dedicated surface lot parking for our residents, including standard, compact, EV, and ADA spaces. Parking registration is first-come, first-served so we recommend securing parking as part of your application process or with our leasing office.
How is Creekside managed and staffed?
Cardinal Group Management is the official property management partner for Creekside. Cardinal is a leading student housing management group in the US. During development, they’ll employ a Community Manager, Leasing Manager, and various support staff, while also working to build out the operations team.

Is Creekside approved housing for Wake Forest students?
Yes — Creekside is an official Affiliate Housing partner of Wake Forest University. You can read more details about Affiliate Housing and eligibility here.
How is eligibility to live at Creekside confirmed?
We coordinate directly with Wake Forest University to verify eligibility before leases are finalized.
LEASING PROCESS & TIMELINE
What lease term is this for?
All current applications are for the August 2027 – July 2028 academic year.
What lease term options are available?
Leases are a 12-month term, starting mid-August 2027 and ending late July 2028. No shorter term leases will be offered.
When will leases be sent out?
Leases will begin being distributed this summer, with more specific timing to be shared soon.
How are leases assigned?
Leases are offered in the order applications are received. Submitting your application earlier gives you a better chance of securing your preferred floor plan.
Are units first-come, first-served?
Yes — availability is tied to the application queue, so applying early is the best way to maximize your options.
How quickly do you expect Creekside to fill up?
With just 521 beds available, we expect demand to be strong and availability to move quickly once leasing begins.

APPLICATIONS & ROOMMATES
How do I apply?
You can complete your application online through our leasing portal. Once submitted, you’ll be placed in line for lease distribution.
Can I apply without having roommates yet?
Yes — you can apply individually and select roommates later, or be matched if needed.
How do I make sure I live with my roommates?
Be sure to:
- List your preferred roommates in your application
- Have each roommate submit their own application
As long as all applications are submitted, we will place you together — not randomly assign you.
What if my roommate applies after me?
You can still be grouped together, but it’s best for all roommates to apply as soon as possible to maintain alignment in the leasing process.
Do we all need to sign leases at the same time?
Each resident signs their own lease, but roommate groupings will be honored based on application information.
